1. Before purchasing your plot always consult an Architect.   Your Architect will visit the site and advise on any issues which you will need to be aware of prior to purchase e.g. locations next to rivers are often scenic but bring inherant problems.
2. Outline or Detailed Planning Approval should be in place prior to finalising the purchase of the plot.
3. A fully serviced plot means that the gas, water, electric and drainage supplies are physically located on or at the side of the plot, not 500 metres away or on the opposite site of the Road. 
4. Eco and Green Homes are now very much in demand.  Your Architect can advise on the latest technologies in order to meet or exceed the current regulations. 
5. Always ensure that there is a Site Investigation Report which clearly establishes the ground conditions.  This will avoid decontamination and excessive foundation costs.

Working in tandem with our Specialist Consultants we can advise on the latest technologies to meet and exceed the current building control regulations.  On Self Build this is achieved using software known as 'The SAP Calculator' which is BRE Approved (British Research Establishment).   Many people view Green Technologies as an unnecessary expense however these technologies are infact becoming more cost effective and more reliable and infact do have a positive effect on the reduction of your Carbon Footprint.  Remember in years to come the value of your property will be directly reflective of it's Carbon Rating so get in early and make sure it's as high as you can afford it to be at the design stage.
